If this sounds like the place where you would like to grow your career, we are currently seeking a Warranty & Maintenance Manger to join our team. Working under the general direction of the Director of Property Services, the Warranty & Maintenance Manager, in collaboration with the Property Managers will be responsible for all Warranty and Maintenance schedules at all properties in the WestUrban portfolio. This newly created position will develop the warranty and maintenance schedule and program for the Properties group. This position will work closely with the property manages to ensure that all regular maintenance, walk throughs, and inspections are done on a regular basis and in a timely manner and other duties as assigned.


  • Responsible to build and implement our asset management program;
  • Overall accountability to manage, process and maximize warranty recoveries for assigned properties. Includes: warranty submissions, warranty recoveries, warranty reconciliation and warranty audits;
  • Oversee, schedule and coordinate the regular and specialized maintenance, in a timely manner;
  • Schedule, coordinate and maintain inspection records for various assets including grounds, facilities, and equipment to determine if repairs or preventative maintenance is required and to ensure that all properties are maintained to WestUrban’s standards;
  • Obtain, review and approve quotes from contractors for repairs & maintenance and creates Purchase orders for larger building maintenance components;
  • Seek and develop new/existing relationships with local trades and contractors to be added to WestUrban’s approved vendor list;
  • Ensure monitoring of contractor’s work progress;
  • Perform walkthrough at building turnover from construction to properties and assemble all of the documentation related to building parts and systems operations and warranty;
  • Create, maintain and manage a full building operations annual plan for each of our properties. Includes scheduled maintenance and regular fire inspections, roof inspections, seasonal change overs etc;
  • Maintain a thorough report that accurately tracks task progress and other relevant information;
  • Perform inspections once sub-trades and laborer have confirmed completion of warranty jobs.


  • 2-5 years’ work experience in warranty/maintenance field, real estate, property management or similar field; residential construction background is preferred;
  • Strong project and/or asset management background;
  • Intermediate knowledge of MS Word and Excel is required, previous experience with Buildium is an asset;
  • Self-motivated and team player with strong customer service attitude but capable of taking a firm but fair approach when dealing with trades and contractors;
  • Strong prioritization skills with the ability to meet deadlines and take responsibility for your work;
  • Relevant education (Certificate/Diploma/Degree) from a recognized institute;
  • Post-secondary education in a relevant field is an asset.
