2017
2018
Terry and Sean pitch an ambitious 5-year plan of building 1,000 doors a year across Western Canada which would require raising $75 million in equity and hiring a team. Their audience is skeptical of their goals, but the first investors sign on, and the ground is broken on Nursery Heights, WestUrban Developments Ltd.’s first development project.
2019
The first building is completed, receives an occupancy permit, and immediately sells to a large Real Estate Investment Trust (REIT). It sets off a chain reaction and WestUrban Developments Ltd. launches 7 new projects across 6 different cities. The team grows to 100 and WestUrban Properties Management Ltd. is founded to ensure that WestUrban Developments Ltd. buildings are property managed with excellence.
2020
COVID-19 strikes. As the world shuts down and multiple companies collapse under pressure… WestUrban Developments Ltd. deploys every cent of capital to scale the company and add critical housing in the communities that need it most. 5 projects are sold in WestUrban Developments Ltd.’s first portfolio sale. WestUrban Developments Ltd. grows 200% during a global crisis.
2021
WestUrban Developments Ltd. completes a second portfolio sale. 250 doors are completed, including a new head office in Campbell River to accommodate a team of over 150 employees. Sean Roy launches WestUrban Developments Ltd.’s annual employee profit share program.
2022
The team expands to 240 and 3 new offices are opened in Victoria, Nanaimo, and Courtenay. WestUrban Developments Ltd. completes 1,000 doors per the original 5 year plan. Jenn Bogwald becomes CFO, after working alongside WestUrban Developments Ltd.’s founders for 6 years as the primary consultant on their advisory team.
2023
A target is set for 1,500 doors. Amidst 10 interest hikes, WestUrban Developments Ltd. Has its biggest year yet and launches a national expansion plan. WestUrban Developments Ltd. completes a third portfolio sale.
2024
WestUrban Capital Ltd. is established to sell private investments in real estate developments to prospectus-exempt investors in Western Canada.

Sean Roy BA, MCP, RPP
President & Chief Executive Order
Sean Roy is the President and Chief Executive Officer of Westurban Developments Ltd. Sean is a professional business leader known for his strong work ethic, business development, strategic planning, land development, project management, construction, team building, operational excellence, and performance management skills. His strongest business strength is growing small land development companies into large multi-million dollar companies. Sean is a Registered Professional Planner in Canada, and he received his Master’s Degree in Planning from the University of Manitoba and his Bachelor of Arts Degree from the University of Victoria.
Sean’s residential and land development history spans over 20 years. He has developed over 12,000 apartment units, large scale commercial developments, and over 500 single family homes across Western Canada. He has led teams of over 300 employees and built over a billion dollars of hard assets for rental companies in his past experience.
Family, travelling, sports and enjoying the outdoors is his escape from business life and building the unforgettable is his passion!
Terry Hoff
Chief Operating Officer
Terry Hoff oversees all operational matters, ensuring the successful completion and transition to either sale or rent-up on all West Urban development sites. Terry brings a particular focus on safe productive delivery, and development of mutually beneficial partnerships and relationships with its various stakeholders. Terry takes great pride in the development of the WestUrban brand, working closely with all members of the WestUrban team to deliver a product that we are all very proud of. He brings 37 years of management experience from his previous positions in pulp and paper and oil and gas industries. Terry holds many sporting interests and particularly enjoys spending time with family and friends on the Rendezvous Islands where he has a summer vacation home.
